If your landlord or property manager withholds any part of your deposit for cleaning after I have cleaned, I come back and re-clean at no charge, and I refund what you paid me.
That is the whole reason this page exists. This is not a company with crews and a dispatcher. It's just me. I clean the house myself, start to finish, and I do not leave until it is done.
Most of my work is move-outs — rentals, beach houses, settlements with a walkthrough on the calendar. Those jobs are pass or fail. Someone stands in the kitchen with a checklist and decides. So everything written below is something I take on, not something I advertise.
These are not features. They are obligations. If I break one, the paragraph below this section tells you exactly what I do about it.
Deductions happen. Inspectors are strict, and sometimes I am wrong. Here is exactly what follows, with no argument and no form to fill out.
Text me the inspection notes or a photo of what was flagged. A screenshot is enough.
I am back at the property within 48 hours — sooner if your handover is sooner. I work around the inspection date, not mine.
I re-clean everything flagged, and anything near it, at no charge.
If the deposit is still withheld for cleaning after that, I refund what you paid me in full. I do not ask you to prove it twice.
I would rather tell you now than leave you short on the day of the walkthrough. If a job needs one of these, say so and I will tell you who in the area handles it.
I vacuum thoroughly. I do not steam or shampoo carpets, and I will not pretend a vacuum fixes a stain.
Surface mildew in a shower, yes. Anything structural or behind a wall needs remediation, not a cleaner.
I clean empty houses best. I will take out normal bagged trash, but I am not a removal service.
No ladders above the second rung, no gutters, no pressure washing siding or decks.
I will tell you about the chipped trim or the running toilet. I will not patch it and call it clean.
If a house needs eight hours, I will not quote four to win it. I will tell you the real number or pass.
Room by room, taken at the end, lights on. If you are already three hours away when the walkthrough happens, these are your record and mine.

You are not booking a company. You are booking me, by name, for a date in Rehoboth Beach and the towns around it.
Text me.
Tell me the address, the move-out date, and how many bedrooms and baths. I will answer with a price and a time, usually the same day.
