Montrose water does this in about five weeks.
What you are looking at is calcium and magnesium bonded to the glaze. It is not dirt, so wiping harder does nothing except scratch the surface. Left past two or three months it etches, and at that point no cleaner on earth brings it back — it has to be polished out or replaced.
Fine ash from the stove plus the dust that comes up off the valley in summer. It is greasy rather than loose, which is why a dry duster just moves it around and why window sills feel tacky. It settles on blade tops, on the backs of blinds, on picture frames, and on the first six inches of wall above the stove.

March through May the grit coming in is clay and road sand. The clay dries pale in the grout lines and the sand works into the finish on hardwood like a mild abrasive. Mopping with too much water seals the clay in; mopping with a dirty pad spreads it the length of the hallway.
Nothing is dirty. Traps have evaporated, so sewer gas comes up through the guest bath. Dust has settled on everything uncovered. There may be a mouse in the pantry, a stain in the fridge seal, or a line of wasps in a south window. Arriving at nine at night to find that is the whole reason you asked someone to check.
Descaler, soft acid gel, non-scratch pads, a squeegee and a soft cloth for the dry-off. Used on glass, chrome, tile and kettle alike.
HEPA vacuum with brush and crevice heads, a light degreaser, and a stack of clean microfibre — colour-coded so bathroom cloths never see a kitchen counter.
Flat mop with a fresh pad per room, neutral-pH floor solution, grout brush, and a bucket that stays outside the clean water.
Trap water, fridge and freezer kit, fresh linen handling, and a short written note with photos of anything we found that is not ours to fix.

Not how many bedrooms — what you keep looking at and wishing someone would deal with. Put your address in below and we will come and see it, or call and describe it and send a photo. Homes in Montrose and the valley around it.
